that's just phase 1 tho... the full project is 10 years and multi-billion $...

It hasn't even got lining under eaves or gutters, how do you get away with that?
Surely strong wind and cyclones would get under the tin and rip it off.

It actually has to rate to one of the highest cyclonic categories, which is part of the reason it is so incredibly expensive to build up there. There are extra cyclonic screws holding the tin down - and they cost $1 each FWIW!!! - not that the roofers care they throw them around like it's....someone elses money?! the profile of the windows has to be 'cyclonic' to allow extra water to drain away, there has to be a perimiter of concrete to allow for the water running off the roof.... just goes on and on... and that's why it can easily cost $600k to build a standard house.
 
anyone in perth buy there recently and/or purchase land for future development?

looking to start a business up there, but unless i own my property, it's not a viable option.

I am watching the new 100 units on the pub going in that will be interesting.
its not my cup of tea but it is a few here
but my advice is this little part of the world is not a buy sight unseen.
but thats just me
 
I read yesterday that Barnett is about to make a major policy statement regarding Karratha. they want marinas, high rise apartments etc to make theplace somewhere you live, rather than just a 2 year stint (I should be premier, I have been saying this for years). They plan to release 1000 blocks a year for 5 years as well. Interesting that it also has the highes per capita boat ownership in Oz.

They want to reduce concentration of the WA population from just being in Perth.

a lot of potential to make money up there - but a lot of potential to lose a lot too.

All of the landcorp industrial blocks have gone. I think the prices were fairly reasonable. their values should increase bicely if they keep developing karratha
 
I too looked at Karratha for an IP, then heard that there was going to be a huge amount of accomodation plus an airport built out on the island for the staff of Gorgon. I decided to steer away from Karratha for that reason and opted for PH instead. Im now going thru the purchase of a 3/1/- house renting for 1200 pw with 23 months lease left in South Hedland. Im happy with my decision after doing DD. Certainly the returns are better than most mining towns here in Qld and I figure Pt/Sth Hedland is going to be there longer than places in Central Qld. Bought sight unseen barring photos and I dont see much choice, places were going almost as fast as they hit the market.
Not looking forward to seeing my phone bill this month....:eek:

Ausprop, I feel that we do actually have a Premier at the moment, as opposed to what we've had in the past. I heard someone say on the radio (I think) recently that he isn't scared to say what he thinks or to do what he thinks is right as he was so close to retiring. This is the chance he thought he'd lost. I find it refreshing.
 
i agree - but i don't think Ausprop is downing Colin Barnett at all.

google Amendment 22 for PH - West end about to cop "no maximum density"....
 
Purely my own assessment from looking into the mining companies and what they are estimating the life of the mines at. Some are being quoted as a life of 10 years and thats at the current rate of extraction. I realise this doesnt take into account finding new ore sites but as sites get further from towns they will drop off.
Moranbah worries me now they do direct flights daily from Brisbane and Mackay isnt far for travel either. Even Dalby, nice town and has prospects I am sure, but its not all that far from Toowoomba with a bigger population and plenty of housing.
These CQ towns are still an option and I will be keeping an eye on them but for now I will grab this one in Sth Hedland. With BHP Billiton, Fortescue and Rio Tinto all there and the mines and outputs growing and still with huge ore stocks, its a fairly safe bet Hedlands not going to drop off too soon.
As I said, these are purely my own assessments.....hopefully Im not wrong....

We have been interested in the S.hedland area too and have been monitoring the movements in the recent past. Looks like a good purchase you have done there, good luck.

Bought an airconditioner and reticulation system with building and gardens attached....settled in May. No probs so far. But if either fail for more than about 48hrs I'm up for some headaches.
 
Karratha does need some more infrastructure - marina would be nice!

Medical sevices should be improving greatly over the next 6-12/12 (hospital, specialist services).

Poor access to medical services has been the #2 reason for RIO + Woodside losing employess historically. (education #1...and I think that will stay crap for a while).

Baynton West release two weeks back sold out in 7 minutes.

Nothing has happened to the new police station since before XMAS, machinery and building supplies laying around; same story for a couple of other buildings

Just came back from a trip to KTA, the Police Station (Regional Centre) is going ahead great guns, $100 Million road project underway slowing down the traffic for now, Parking at the Airport is crazy again with a number of overflow carparks and the latest land releases have got a number of new properties underway

Hi-Vis Yellow and Orange being this years fashion colours ;)

Lot of work happening at Devil Creek and The Sino project

If you get the latest issue of Hotspotting, the prices in north WA are why Geraldton has been mentioned in the top 10 places for growth nationwide this year. With up to 12 iron ore projects and the deep water port at Oakajee coming on line in the next couple of years, the authors see similarities in both regions. The Geraldton median in currently in the 300ks. Obviously Geraldton is closer to Perth, and a larger regional centre to begin with.

I am having a think about this now.

I'm wandering if buying a unit in Geraldton could be an option for my 2nd ip. They are more affordable compared to places like Bunbury. There should still be some growth in Geraldton I think. What do you think?

I wander how much finance I could get from the bank though? Would they give me 80 or 90%? Do the banks consider regional areas riskier and therefore dont lend as much? Anyone Know?
