I don't know why the PM entertained the problem of supposed noise coming from a nearby source. It has nothing to do with you or your property and you can't control it. Somebody needs to get a spine!
There's a very good chance this guy is full of it, I don't know why a cafe would be getting a delivery EVERY day at 3am in the morning. The moron trying to get out of his lease should just leave and forfeit his bond, the longer he stays trying to get out of it, the more it's going to cost him. Should've just worn the $2k bond already.
