I think you'll find with most BA's that they'll consider every property on its own merits, regardless of where it came from- agent, private sale or otherwise. No conflicts of interest at all- they still work 100% for the buyer.

Why? The buyers agents I know seem to do a great job for those who don't have the knowledge, time or inclination to source properties.

What I can tell you through personal experience is that the majority of tradespeople I have employed will offer a lower quote for a cash job (ie no tax to be paid). I can't recall ever being quoted a lower price for cash by a doctor, dentist, lawyer etc... So I think the facts speak for...
