That stupid range in rent has Got To Go. This is one of the laziest agents ever.

If this is how they treat a listing it is very indicative of the way they will treat everything about managing your investment.

The description should be several paragraphs packed with details. And ... proofread for spelling mistakes.

For heaven's sake, move your business to someone with a bit of a clue.

Eastfield Real Estate appear to use ranges too, but at least they have a narrow range, and the range comes up in the price field when you are searching properties. Your agent just has the text 'Rental Enquiry Range' so people have to actually click on each property to get the range. Many will skim over it I believe.

What's agent's reletting fees for 6 month contracts? The same as yearly?

take 370. the rental market has spoken, that's what it's worth. you could of course lose another 8 weeks rent chasing a few extra bucks, that you may or may not get.

put it up to 400 at the end of the first lease. rinse and repeat.

edit - see you lost them. was it on price?

Holy crap!!! Of course I don't mind! I'm working and trying not to do too much personal 'stuff' but I really appreciate it.

What I meant by me writing ad is the agent has used my Gumtree content. Now your ad HAS to at least go into my gumtree ad and I'll get them to use. MANY THANKS!!!

100% feedback was to get rid of the range and name a price. are you ignoring the forum feedback, or getting sucked in by a pm, wanna be sales agent? are you greedy, or is it the pm? tell the agent to shove the range up their extra bedroom.

Too late...they've taken another but yes, this is part of my learning...which has come quickly over the last day or two. They had dog/s which was a put off and didn't feel right.

yes i noticed that after my post. totally understand if you don't want dogs, and with a polished floor i can totally understand not wanting dogs, especially big ones.

lesson - rentals move 100 times faster than sales. nail down a lease if it's what you want.

Oops, missed this feedback...definitely not greedy, I'd be happy with $380 with no pets now...but I'm fast coming down....

Rereading all threads right now and putting together a request email to base at least a phone conversation. Specific price or $370 to $390 specified in ad will be requested. On that note, I'm going to change ad in Gumtree to $380.
