1. Outline the structure/structures which comprise the "Property Investor Trust"

2. Describe the proposed pros and cons of that structure in terms of:
a) set up cost
b) complexity
c) asset protection
d) stamp duty (including land rich stamp duty if applicable)
e) land tax
f) income tax effectiveness including deductibility of personal borrowings and flexibility of distributions of income and capital

3. Have any rulings or views been sought from various state and territory revenue offices in relation to land tax in particular. What about the general anti-avoidance provision in Qld Duties Act?
