This is just for information and may be worth further research, only 4 train stops to the city and second land release in February, opposite Attwell. Always best to get in early in the new land releases (this is second land release), generally getting in the first releases can help to capitalise on growth. From my experience when the market is hot with each land release prices go up.
Of course do your own homework, I would start off by looking at prices of surrounding suburbs and how much it would cost to build on your block a decent home, my guess is around $180K, depending on size etc.
